Developer proposes shops for Clemmons

The bustling corridor at U.S. 421 in northern Clemmons could soon become busier.

A developer has proposed a plan for a restaurant and office complex on 3 acres off Lewisville-Clemmons Road near the interchange with U.S. 421.

The businesses would be an extension of the River Ridge Shopping Center, which is just north of the proposed development, said Stan Forester, the project's developer. The new property would have architectural features similar to the existing shopping center.

"It's sort of the bookend of the development," Forester said.

The proposal is on a tract bounded by Styers Ferry and Immanuel roads. Most of the land is in unincorporated Forsyth County, but about 20 percent of the land is within the Village of Clemmons limits, so the project must be approved by both the county and the village.

The land is currently zoned residential and highway business. Forester will try to have the land rezoned to all highway business.

The county planning staff has not yet filed a recommendation on the project. The proposal is expected to go before the county planning board Oct. 9.

Clemmons planner Megan Ledbetter said she will file a review of the project with the county and it could go before the Clemmons Council as early as December, she said.

The site plan submitted to the county calls for two buildings on the property. One building would be a 3,500-square-foot restaurant with drive-through service fronting Lewisville-Clemmons Road.

The second building would be a two-story, 17,000 square-foot office and retail building.

Although the restaurant would face Lewisville-Clemmons Road, there won't be an entrance on the main thoroughfare, according to the site plan. Instead, entrances will be limited to Immanuel and Styers Ferry roads.

Forester said he has had inquiries from interested tenants, but that it's too early to say what companies could go in the development. But he said they wouldn't be similar to businesses that are already in the shopping center.
